Job Summary

The Regional Property Manager (RPM) is responsible for the operational, financial, and strategic management of a multi-state healthcare real estate portfolio consisting of twelve (12) ambulatory and medical office buildings totaling approximately 844,781 square feet across Tennessee, South Carolina, and Florida. The portfolio includes more than 130 healthcare related tenants and encompasses responsibility for income-producing lease renewal transactions as well as the administration of numerous hospital ground leases.

The RPM provides direct operational oversight of four (4) on-campus medical office buildings totaling approximately 338,901 square feet at St. Francis Hospital in Memphis, Tennessee. In this role, the RPM is accountable for driving operational excellence, financial performance, tenant satisfaction, lease administration, regulatory compliance, and strategic real estate initiatives across the portfolio.

Additionally, this leadership role oversees assigned Property Management staff and serves as the primary point of contact for hospital leadership, tenants, vendors, and corporate stakeholders across various markets/geographies.

The successful candidate will possess strong-healthcare real estate experience, demonstrated leadership capabilities, and the ability to effectively build relationships with executive-level stakeholders while delivering best-in-class customer service consistent with Tenet Healthcare's mission and values.

Responsibilities

Leadership & Relationship Management

  • Directly supervise and develop a team of two (2) Property Managers and their maintenance staff.
  • Conduct performance evaluations, coaching, mentoring, recruiting, hiring, and employee development activities.
  • Establish and maintain strong relationships with hospital executives and staff, physician groups, tenants, vendors, corporate leadership, and hospital facility maintenance.
  • Serve as the primary real estate representative for assigned markets and healthcare facilities.
  • Lead and coordinate portfolio initiatives, strategic projects, and operational objectives.

Property & Tenant Operations

  • Oversee day-to-day management and operations of the medical office buildings.
  • Ensure excellent tenant satisfaction through best-in-class responsive service delivery and proactive communication.
  • Conduct regular property inspections and ensure operational standards are maintained.
  • Collaborate with facilities teams to address maintenance issues and capital improvement needs.
  • Coordinate tenants move-ins, move-outs, expansions, and space modifications.
  • Oversee tenant improvement projects.
  • Oversee vendor service contracts.
  • Support leasing initiatives through vacant space tours and collaboration with brokerage partners.
  • Ground lease management and expense billings

Financial Management

  • Prepare and manage annual operating budgets and capital expenditure plans.
  • Monitor monthly financial performance, variance reporting, accruals, and forecasting activities.
  • Review and approve invoices, contracts, and operating expenditures.
  • Maximize property financial performance through expense management and recovery income optimization.
  • Review accounts receivable reports and oversee collection efforts in accordance with company policies.
  • Review and reconcile tenant rent and CAM recovery charges.

Lease Administration & Transactions

  • Work together with 3rd party lease administration team.
  • Directly negotiate lease renewals, amendments, and related occupancy agreements.
  • Ensure compliance with lease obligations by both tenants and ownership.
  • Assist with lease review, interpretation, and abstracting activities as needed.

Vendor & Risk Management

  • Administer vendor contracts and service agreements to ensure service quality, operational efficiency, and cost effectiveness.
  • Ensure compliance with corporate policies, healthcare regulations, real estate laws, and local requirements.
  • Support business continuity planning, emergency response activities, and risk mitigation efforts.
  • Manage incident reporting and coordinate insurance claims when necessary.

Reporting & Compliance

  • Prepare and present operational and financial reports to leadership.
  • Maintain accurate property, tenant, vendor, and financial records.
  • Ensure compliance with all company policies, procedures, and regulatory requirements.
  • Perform additional duties and special projects as assigned.

Qualifications

Required

  • Bachelor’s degree in business, real estate, finance, property management, or related field (preferred).
  • Minimum 7-12 years of commercial property management experience, preferably within healthcare real estate.
  • Demonstrated experience leading and developing property management teams.
  • Strong financial and analytical skills, including budgeting, forecasting, CAM reconciliations, and variance analysis.
  • Experience negotiating leases, renewals, and occupancy agreements.
  • Experience overseeing capital building improvements or tenant improvement projects.
  • Working knowledge of lease administration platforms and property management software. 
  • Proficiency with Microsoft Office Suite including Excel, Word, Outlook, and PowerPoint.
  • Excellent written, verbal, and presentation skills.

Preferred

  • Certified Property Manager (CPM), Real Property Administrator (RPA), Facilities Management Administrator (FMA), or similar professional designation.
  • Experience working directly with hospitals, physician groups, and healthcare executives.
  • Knowledge of healthcare regulatory and operational requirements (Stark Law, Anti-Kickback).

Additional Requirements

  • Ability to travel up to 5-10%. Motor Vehicle Report (MVR) will be conducted on finalist. 
  • Ability to maintain a high-level of confidentiality and professionalism.
  • On-site office attendance is an essential function of this role. (M-F, 8:00 a.m. to 5:00 pm)
